On the NTF route the realistic all-in is about $254,500–$269,500 for a single applicant, the donation plus due diligence, processing, interview, agent and legal fees. Real estate adds a mandatory $50,000 non-refundable government contribution on top of the property, so the property and that contribution alone start at $320,000, before the per-person fees. Due-diligence fees moved in 2026 and the agency's own pages don't agree on the new figure; confirm it with a licensed agent before you commit.

The detail, when you want it.

The NTF donation is $235,000, covering a family of up to four, non-refundable, and the simpler, more popular route. Real estate carries a mandatory $50,000 non-refundable government contribution on top of the property, so the investment and contribution together come to $320,000 for approved shares ($270,000 + $50,000) or $400,000 for sole ownership ($350,000 + $50,000) before the per-person fees, held five years, with rental yields typically 2–5%.
Grenada is the only Caribbean CBI whose citizens can apply for the US E-2 investor visa. But US law, 8 U.S.C. 1101(a)(15)(E), requires three years of continuous domicile in Grenada before you are eligible, roughly three-and-a-half to four years in total from the start of the CBI process.
If you are a Turkish national, Turkey has held its own E-2 treaty since 1990, you do not need Grenada for the E-2, and its value for you is the Schengen and UK access instead.
Physical presence is a coming change in Grenada, not a current rule. A residence requirement has been adopted and was scheduled to start on August 31, 2026, but the Investment Migration Agency's Circular No. 2 of 2026 defers it until the regional regulator (ECCIRA) is operational. The agency has not yet published the number of days it will ask for. It is not a region-wide gap: Antigua's five-day rule is already in force. Grenadian passports are already issued for five years, and biometric data collection is being introduced.
A single application can include a spouse, children under 30, parents and grandparents, and siblings 18 and older who are single with no children, one of the broader family definitions in the region. The $235,000 covers a family of four; each sibling adds $75,000, and each parent or grandparent aged 55 or under adds $50,000.
Visa-free or visa-on-arrival access to roughly 148 destinations: the Schengen Area (90 days in any 180), the UK via the ETA, and China and Singapore visa-free. The US is not visa-free, the E-2 is a separate, treaty-based route. In June 2026 the European Commission asked Grenada and four other Caribbean states to phase out citizenship by investment by June 1, 2028 under the EU's visa suspension rules; talks are ongoing and Schengen visa-free access remains in place.
On US measures, Grenada was not named in the December 2025 US proclamation that cut visitor-visa terms for some Caribbean programs. But as of April 2, 2026 it was added to the US visa-bond program, made permanent from August 3, 2026: B-1/B-2 visitor-visa applicants found eligible must post a refundable bond of $10,000, $15,000 or $20,000, the amount set at the interview. Verify the current position at the time you travel.
